Nobody can tell you if the property is worth the investment without more detail.

When I got back home, I looked online at the Zillow estimate, and it was nearly $50k less than what the asking price was.

He likes the idea of us buying his home and renting it, basically do he can have nothing to do with the details.

He did everything on an iPad, took pictures as he inspected/found issues, and compiled everything into a very detailed report.The second inspection was done on a property that I purchased long distance.  

I liked that DealCheck automatically determines rental estimate and calculates a cap rate based on assumptions I provided...and it normally gets relatively close to the cap rate I get when using my Excel sheets and formula.

Also an area my estimation skills need to be critiqued.

Your estimate sounds about right for something that size.
