However my step-daughter is a wonderful responsible person, I rented my high value California home to her about 10 years ago, 4 years ago she and her husband purchased the home at appraised value; rent was always on time,l best tenants ever, not surprised since I raised her.

I personally would not feel comfortable renting it to a family larger than 2 adults and 2 small kids (The people who currently live in the other side are a wife/husband and their 2 year old daughter).

They moved out June 1st and let their daughter in law take over the lease. she signed a year lease and she told me on June 28th that she had to move July 6th.

She can set up a separate code for you to use - but with ADT, she will also be able to monitor your access to the property.For my daughter, when she installed ADT in her new home, she liked the idea because she could give a separate code to her boyfriend or me or whomever, and she would get notifications if any of us used our codes to get into her home, and she could disable anyone's codes, too.
