$350 pet fee (not deposit), and $25 per month pet rent.It really doesn't matter how good the tenant is, the pet is dirty and creates damage, whether it is the dark spot on the wall where it loves to lay, the wear in the carpet where it paces back and forth to the door and back to it's spot, broken blinds where it pokes its nose through to look for people, water drips on the flooring where it eats and drinks from its bowl, the landscaping (digging, wearing run patterns, poop ,etc) etc, etc.

I'll second the passive solar heating, especially with the dark/black wall coating behind the glass, and that wall should be generally south facing.

We had one in FL where the borrower wanted to do a Mod, we went for it and they made one payment and went dark on us.

HI AJ,It looks like it could be a good moneymaker for you.Nice roofs, nice dark parking lot.I looked at the website for it--If it were mine, I'd change those pics out for modern ones and maybe refresh the site with a new one that showcases the property better.Maybe a 3d walk around camera shot for each unit type (maybe use a local service for this.If it were mine I'd use only low VOC paint on turns, if the maintained shed has high VOC paint, I'd try to sell it to a flipper.$100,000 down on a $2M deal for a (looks like) good roof, sealed and striped parking lot, new painted multi-family seems like a steal.I like this style of apartment with the connected upstairs walkways, they seem to attract long term //forever// renter types.And a pool too...

There is NO accountability, AT ALL from any of the tenants, and they tend to form a group, so if someone is smoking inside the house for example, everyone will claim it's not them, good luck handling those kind of issues without evicting every tenants.
