This issue can be avoided completely by transferring the property into a land trust.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.

There's a word for that.With any lease involving more than one signer, include the words "jointly and severally" in your lease, along with a plain-language explanation of what the terms mean:  even if your co-tenant moves out, doesn't pay, causes damages, incurs violations or fines, etc, you are BOTH responsible.

We feel lucky to have gotten a property that will net a profit, that's for sure.For the smoke damage in the upstairs unit, we've been researching the heck out of the best ways to deal with this issue - without tearing down the old plaster walls to the studs - and have found lots of good info.
