When I spoke with the courthouse clerk over the phone she said the judgement will go against his credit but that’s really all I can do since he lives in another state (I live close to the border).

IDK, everybody is trying today; even the smallest inconvenience or perceived infraction on one's own sensibilities is met with a reaction that borders on violence--totally inappropriate over-the-top reaction.Make sure each tenant keeps a log of the other's 'personal infractions'.

Yes, I can easily see what's for sale, but when I cross referenc e potential properties with Airbnb rental and occupancy rates in the same neighborhood, the numbers never seen to work.....I can't seem to find one whose income would cover mortgage, taxes, insurance and airbnb/vrbo fees, especially considering occupancy rates seem to be around 50-65%.

@Zach SnyderNow that you have two multi-families, you have crossed the first big hurdle that keeps most people from getting anywhere (namely, doing some deals).Why not leverage your experience (good and bad) to create a case for why private investors should become equity partners with you and continue down that path?

@Caleb Heimsoth valid for sure, but there is a known shortage of rentals in this town, we have traveling nurses, border patrol and FBI who end up buying to live here just a couple years.
