I like your approach in making it as convenient as possible for the tenant, to a point.

That's capitalism.Then it's a question of time and convenience. 

How will you market, Is it realistic/convenient to interview each tenant or to utilize the platforms suggested earlier (AirBNB, VRBO, or Booking.com) to secure viable tenants? 

It's certainly a gamble...one that I've never seen gurus share with their students.

The best market is the one that provides the best return, thats what it all about, not convenience.

If there are multiple family members involved it is not that convenient typically to offer terms.

Ironic because that’s exactly what it sold for at sheriff sale 6 months later, but I digress)… I would do the LLC play where I buy it in a fresh LLC and include a clause that I can change it to another entity or LLC for convenience with all other terms remaining the same.
