Is it feasible to obtain a loan or a good old boy agreement where a lender offers 100% financing for both the purchase price and construction costs at hard money rates, secured by a second position on the borrower's other properties?

Another option is going to be looking for off market deals, but they are going to want all cash or hard money loan, which you could do for a year and then refinance it once the property passes inspections for a long term loan.

Is the initial deposit applied to the eventual money needed for down payment?

I want to make the best decision with saving the most amount of money and reducing future headaches moving forward.  

You might think that 50% or more of the time I’ll lose money on the investment because the model doesn’t explicitly include those.
