How do you think that huge student housing complex across from the Landmark is impacting the Glassboro rental market?

@Chris Heeren In California in high drug traffic complexes landlords can choose to join in cooperation with the police which allows them access to check for drugs, and signs are posted on the property, etc.

I know some of the topics are pretty complex, but think some PHd Thesis have been shorter.  

Make sure you can get the rent. call other units in the complex to verify. add up your rehab and projected maintenance costs. otherwise, TI at 338 per month is low- dont forget about insurance and PM costs too- good luck

We just settled on 1/6/15 on 12 townhome complex and inherited 11 tenants (1 vacancy). 

I can't give legal advice and this a complex issue.

Here in Houston I have a friend that owns an apartment complex and he almost went bankrupt because the apartment complex got completely totaled in the storm and he did eventually get his money but not for two years and during those two years he had to carry the note of the apartment complex without any fines because the apartment was empty.I think it's just a matter of being prepared and having some form of system in place that should something happen you have an action plan

This seems to be the best compromise for cost/protection/complexity.

For those who are not familiar with it, it is a small neighborhood immediately east of the Angie's List complex, and it is bounded to the west by Oriental Street, to the south by Washington Blvd, to the east by State St & to the north by New York St.  

I am a bit lucky in that I have lived in the same 4 unit townhome complex for 16 years and we have a simple structure and I control 25% of the vote.
