Newer 4 plex units can be had for $325k to $350k (but go fast) so you would not hit the 1% rule and you have to watch the HOA fees if you bought into a multi building complex

The complex I would be working for is 240 units and rents are anywhere from 1800-3600 a month.

My first apartment out of high school was a 2 bedroom POS that I rented from a slumlord for $550 a month, 8 years ago we were charging $600 for smallish 2 bedroom 1 bath flats in a large complex.

A small benefit is that if I buy the property I can save around $1000 a year in utilities ($500 on this one and $500 on my other plex) because it allows me to open up a gate to another complex and use that properties' under-utilized dumpster.

He was only trying to help and my initial reaction was to flame him......then I thanked him for his advice because I am thankful for his time to write and critique me.Some of the best teachers in my lifetime have been total A-holes and I have almost come to blows with a couple of them a few times, but I learned more from them than any nice, sweet, sensitive people could have ever taught me.
