I house hack in Miami and am provided a work car for commuting purposes so my housing/transportation costs are 0  Before I commit to anything, I wanted some input on PROS/CONS from some people here. 

I think you need a new lender based on the commitment of a developer.

Most of all though is get some knowledge by reading the books first, reaching out to the investors who are happy to help and work hard and be committed. 

I live in San Diego, CA so this would be a big step for me to commit to buying and holding out of state.

Sometimes money spent now is profitable for the foreseeable future (and un foreseeable future), as people remember your commitment to excellence.  

@Joel Unick, it's 5-6 blocks west of Drake University right near University.Des Moines is small, so if you commit to watching the active, pending, and sales data from zillow or realtor dot com, you will be able to see the areas that are turning.Also if you find a realtor that will share with you the trends and data for the area (I'm happy to do this for you, just let me know) you can find how many cash buyers in different areas of the city.
