Getting inspections on REO properties can be difficult and often the banks don't even own the properties they are selling.

I bet your cash flow would be closer to $300/door, even at the asking price.

When my buyer wants to come in do a Inspection on the property.

We found a few deals that fell through in negotiation or after inspections and then finally we found our current duplex in August 2016.

The City has to inspect your unit. 

I'm under contract for a duplex in Kansas City and am in need of an honest individual who can perform a property inspection. 

I found their value to be lower than the amount that I wanted, but it bypassed a roof inspection when we had roof issues.  

I tell them my boss buys houses in the area and then ask if they are selling or interested in selling.I know there has to be a more efficient way, maybe going closer to the actual foreclosure date so they realize the urgency or something along those lines and also maybe approaching the conversation differently.Does anyone have any advice, or methods they have found to work effectively? 

Should you do the move-in inspection when you had them the keys on the move-in day?
