@Jacob Tudor Its important to read the landlord tenant laws in Michigan, but in our agreement we have wording that if the property becomes uninhabitable due to fire, smoke etc... the owner has the ability to cancel the lease within 7 days within the owners own discretion because it could be a safety or health threat.

I did this for smoke detector batteries until I switched to 10Y sealed Lithium batteries.You can also ask for evidence: "Tenant, send me a pic of the dirty filter you took out so I can see how the system is doing."

from 2015 to 2016 as an example DFW added 140K people.So while it may have cooled a bit, from a smoking hot market, I think the housing market is just strong. 

When I look at listings from these cities, I always find smoking deals.  

But if a smoking hot deal came up and it was only a 2 unit, I wouldn't pass on it. 

Just as a theoretical example, a landlord that in order to save money, didn't install smoke alarms in a unit that I am renting.

When we have a police report, or a smoking violation, or a late payment, etc., we send a warning email to the tenant and copy the cosigner on it.
