That's because most REALTORS aren't very creative nor do they understand how to price their services.Some thoughts off the top of my head:Roof pitch and condition, gutters and downspouts, drainage around the buildingLandscaping condition, maintenance requirements and potential costsParking arrangements, number of available spaces, condition, future maintenance requirementsSiding, windows, doorsSecurity for exterior and interior doorsCondition of shared common areas, quality of lighting, width of hallways or stairwells for ease of moving, cleaning and maintenance requirementsLaundry room, condition of appliances, lighting, security (consider women or children alone in this area), smoke or fire detectionOne problem I always run into: lighting in stairwells.

@Jacob Tudor Its important to read the landlord tenant laws in Michigan, but in our agreement we have wording that if the property becomes uninhabitable due to fire, smoke etc... the owner has the ability to cancel the lease within 7 days within the owners own discretion because it could be a safety or health threat.

I did this for smoke detector batteries until I switched to 10Y sealed Lithium batteries.You can also ask for evidence: "Tenant, send me a pic of the dirty filter you took out so I can see how the system is doing."

from 2015 to 2016 as an example DFW added 140K people.So while it may have cooled a bit, from a smoking hot market, I think the housing market is just strong.

When we have a police report, or a smoking violation, or a late payment, etc., we send a warning email to the tenant and copy the cosigner on it.
