You may consider putting some sort of put/call options into the partnership agreement to prevent any issues from arising should you differ on strategy down the road.

Don't think you can just "call a couple PMs where you're thinking of investing" & they'll magically manage your investments perfectly.

our county has an online GIS system that has all owners names and addresses. you could call the county it's located in and see if they have that system too. makes it super simple to look up all details.
