The kitchen is small so considering painting cabinets, replacing appliances, and adding new countertops.

@John PaleazIt does have a new roof, new hot water heater, new cabinets/counters and new flooring (the flooring doesn't look like it would last one tenant, though!).

This allows you to get contractor bids, take measurements, game plan, have orders ready to be placed for larger supplies (windows, cabinets, HVAC, etc.)

It's also possible the remediation itself could destroy the laminate flooring, stove, furnace, and warp some or all of the cabinets, but my inspector says the odds are usually that only one appliance gets destroyed by the process. 

What is more effective is figure out how much per SF it costs to replace flooring, how much to paint a room, how much to update a bathroom, how much to replace kitchen cabinets, etc.  

After reading through it, taking notes, buying a big filing cabinet and all that good stuff I was a lot less nervous. 

They come fully wired with a panel, drains are all stubbed out, fixtures in-place, they even have the kitchen cabinets installed.

Christina  , i have 3 properties  just purchased  , thanks for the advise , bringing in remodel guys for paint /texture /cabinets .....really just need a good plumber and electrician  , the rest i can do myself,  will hang out  over there about 3-4 days at a time  , in about a 3 month span  , have 3 properties , 1 month each property .....how many did you rehab  ?

Let's say I do a kitchen remodel and I get an itemized invoice from my contractor which breaks down the remodel into: $1500 for plumbing, $1000 for electrical, $2200 for cabinets, $1500 for granite and $1000 to remove a wall and drywall/paint. 

The kitchen cabinets were painted with new hardware and countertops.
