A good agent who understands what the investor is trying to accomplish & can truly help the process is obviously an asset to any business because they will free up time & energy for the investor to focus on other parts of the business.The problem is most agents don't understand and do not help.

My perception (which could be flawed) tells me that the middle class is disappearing at the moment, and may be for a while until things balance out - Probably more into tech and alternative energy, agriculture, etc...

I think we must be one of those states where tenants/MH dwellers were getting burned somehow and a lawmaker (like you mentioned) made it their pet project to "protect" them in particular.

This will take the guesswork out the whole process and allow you to focus your energy.

In my experience, REO purchases are by far the way to go here in SO CAL as short pays take too long, have smaller chances of success, and the time and energy (and expense) you must put into them is often wasted by the bank's unwillingness to play ball.

Her caseworker is an extremely burned out woman who said any issues with the lease are between the tenant and myself.

On the other hand, if you are not going to put much time or energy into it then birddoging maybe better for you.
