The property was a complete mess, and of course most investors and buyers are afraid of manufactured homes, period.

Hey @Damian Williams, wholesaling is pretty simple from an overview stand point (find a great deal from a motivated seller, get it on contract, find a cash buyer to flip the contract to).

I was able to get a motivated seller deal, but the seller is basically looking for cash buyers only.

Hopefully higher interest rates, kids back in school, and upcoming holidays will get buyers to slow down and take a break.

When you find a buyer the sale takes place, the loan gets paid off and any equity comes to you at closing.

@Darshan PatelI think in some states you have to do a drawn out foreclosure if the tenant buyer goes into default but I could be wrong .

Does it mean that any claims on the property will be passed on to the buyer?

Did the receiving party do nothing more than introduce the buyer and seller?

Time to make calls and find leads and linking those leads to together with buyers building relationships etc ... but BUT it can be done and it is well worth it man
