So thats where i got the 50% assumption, its a ball park but thinks can make it higher but for this size property with a couple vacant and the lower lot rents, 50% or higher is probably realistic.

This is what you need to hear, not what you want to here: Unless something that you couldn't have foreseen comes up, that you can thoroughly document, operate on the assumption that you risk going onto one of the institutional and extrajudicial "do not lend to this person" lists if you break the rule without paying the mortgage back in full (by refinancing, selling, or writing a large check).

I was told by my agent that one paid full ask price and the other was a cash deal, but not sure for how much.Based on that, my assumption was that these were all priced appropriately so I made an offer.
