The way we worked it was to offer an open window of dates then the guests who won the week actually had a set time limit to book directly with us.

Assuming you don't need to update the rough plumbing/electrical/HVAC, and depending on the types of contractors you use (but assuming you self-manage), you're probably looking at:- Demo: $200-500 - Dumpster: $200-300- Tub/Install: $600-800- Vanity/Install: $200-300- Finish Plumbing/Fixtures: $200-500- Tile/Install: $500-1500- Toilet/Install: $200-300- Paint: $200-300- Flooring: $200-500In total, that's $2500-5000.Obviously, it will depend on specific materials and the specific contractors, but for mid-range materials and given your location, that's probably a reasonable estimate.Also, you didn't mention new lighting fixtures, new window(s), new door or anything else, so those might be additional costs to consider.

Upon inspection the tenant still had table, chairs, random junk, tons of clothes, and garbage strung out across the unit, not to mention a broken window and holes in walls where it appears a body was slammed against.

@John WoodrichI agree with John- we started demo on a place Monday - and already got a roof on, Will have painted and 31 new windows right after that- seal up everything on the outside first and move inside so we can go most of the winter as this is a very big Reno

I mean there are some glaring obvious issues standing out like a full rotted and soaked wall, broken windows etc.
