Hello all, I am a newer investor who currently holds two multi fams going really well.

It's been a while since I've done one personally, but my last one was with Wells Fargo. 

Pros and Cons of Virtual WholesalingPros:Access to multiple markets, allowing for diversification.Lower overhead costs since you don’t need a physical office or to travel as much.The ability to scale your business quickly using online tools and resources.Cons:Lack of physical presence can make it harder to build rapport with sellers.Managing a virtual team and ensuring smooth communication can be challenging.Legal and logistical differences across markets may complicate transactions.6.

Not having the correct team and systems in place and totally damage your reputation as a property owner/manager, if your team (the maintenance company) does not have the same vision as you.Perhaps there is someone out there and if so . . .

First question to ask is, are they doing their job and well?

I'm also not looking for somebody to write me a check but purchase properties with me so they have they would have ownership of the properties as well.  

@Kaias BlancoI will share with you some advice I got when I was about your age… maybe a few years older… I’m now 54… and this advice has served me well through the years; and it sounds so simplistic:   “You are where you are because you choose to be there.”What that means is that the limits as you currently see them are self imposed.  

This could lead to friction during the application process or deter some potential tenants.Increased Administrative Work: Requiring multiple applications per household increases your workload, as you'll need to process more information, run additional background checks, and review more documents.

If it’s out of state I’d love to hear more about how you went about getting it inspected, if you built a team, etc.

I have seen some websites which are listing some properties but they require more information from what I see to see the deal.
