I contacted the lender, and they said "Per Investor guidelines, we must use the appraised value or sales price of the home from closing (whichever is lower)" - so naturally the sales price of the home was much lower because it needed work and is at only 87% LTV based on that original number 5 years ago.

So how are we supposed to do repairs for a sale when tenants want 24 hours notice and are not cooperating.We have a timeframe to get them done and repairs required need her to make room and move possession.Termite damage and repair, electrical work and install baseboard heaters.Her possessions are blocking all access.
