3 years from now the common listing commission is 4%, and buyer and seller use a shared calendar.  8 years from now the commission is 3% and the common practice is pre inspection, pre appraisal's.  15 years from now, you never actually meet the real estate agent.

So a question to you would be do you have the time and want the practice of analyzing deals or do you want to spend the money to send out more lines and hope to catch a few to analyze at that time?

I have all of these steps mixed up in my head when I practice with the calculators.

But can be shortened for a good reason (work relocation for example).

This phase of learning and practicing is invaluable.Broadly speaking, I think the rent numbers look pretty good.

Give a copy to your tenant after signing and keep the original yourself.It may seem unnecessary, but this simple practice will save a lot of you from a lot of heartache and lost income.
