Specifically looking for >1.5% RV ratio, and strong COC returns in decent neighborhoods to diversify my income.  

@John Woodrich makes a good point about having your CPA confirm this info.As for how to collect it, there are a few different ways and the Airbnb forums are packed with people upset about this issue.

He rents from me, does good work, middle of the pack on prices, I recommend him to my middle to high end clients, not a ham and egger.  

Another thought that crosses my mind would be a above garage mom in law setup or RV pad and RV so you could have long term tenants in place on main property and still " infringe" on them 1 month out of the year.
