One who has invested millions of their own money to build automated systems in place to the point where all you have to do is put in $50k per house and it doubles every 5 years.

We all know we can keep thinking about what we want to do but putting it into action is an entire other ball game.What are your top 3 actionable items for a complete beginner who feels lost in the sense of being in a small town and no really local groups where one can shadow or work with?

I think bringing a design expert to run through these properties with the contractors and put together the design based on a specific budget would be a good idea.  

With the Advent of the Internet and many jurisdictions putting the Auctions on Bid 4 assets  you simply dont get the screaming deals like you used to.. to much competition and uninformed money going after the deals.

I beleive you would lose the capital gain exemption.No need to put this in an LLC.

We ended up putting $180,000 additional into the property to cover operating expenses, which we were able to reimburse ourselves through the warehouse property sale and operating profit since 2023.  

You mention you could put 2-3 mobile homes on the property.

i would charge pet rent $150-250 on top of the regular rent or put it in writings that the tenant will be financially responsible for the pet liabilities.
