In retrospect, Bill was right to question the OP...Turns out he came to BP to promote some eBook he had written, and when he got about as many customers as he thought he was going to get (after about 12 posts), he stopped contributing...In other words, in my opinion, he was more interested in using people here than helping them...

Disclosure - I have never worked with a hard money lender on real estate, but work with them on a near daily basis in working with those looking to promote here on BiggerPockets.The line is very blurred between hard money and private money lenders.

I am interested in some feedback from the group on the best real estate conferences  to promote our investor platform to accredited investors/equity groups. 

I don't think we're allowed to post it here as it is considered self-promotion.

I plan to self manage and promote everything else  cap rate seems to be mediocre.  

Of course, over that time between my tax returns which I will put 100% towards saving for my down payment and (hopefully) increase in pay and promotions that time timeline could decrease but, for now my math is based off my current situation.

That's because self promotion, contact information, and advertising is NOT allowed in the Forums.  

Their tax lien list not good at all and they were trying to promote it like it's "Diamond".
