I know you flip homes and occasionally lend money.

Occasionally one will turn out to be true, but rarely.

I invest in apartments as a passive, do rehabs, wholesaling, seller finance, have a SFR, and am an occasional private lender, so I'm well versed in a variety of investment options.  

Occasionally you will see folks write a mortgage and promissory note but, most seller financed our done on land contract here.

The real key will be is the brokerage investor friendly meaning do they mind if you just buy occasionally for yourself and that's it or do they want you selling with clients full time??

I may occasionally purchase a fixer-upper or quick sale if it supports this goal (ie, raise capital to purchase another long-term rental), but that is not my primary aim.My RE specific goals are:-Do 3 deals by the time I am 30. (1 down, pursuing #2).

The list has not been tested, although, I do occasionally research what is going on around my area by using the Internet to see what transactions have recently occured.

Do you do occasional inspections to make sure everything is in reasonable order?

Be stern if you must because as a newbie I will have occasional tunnel vision and stubbornness to get the deal done no matter what.

What was advertised as some magic system is just a bunch of video calls where Jamil and other 'experts' basically have a podcast where they talk for 3 hours, occasionally on topic - but more often about other products you'll need to buy to be more successful.
