I was hoping for leads to specific brokerages that actively operate in the investment space.   

@Jeff MauermanI have been picking up quite up bit of leads on deals in Muskegon and Grand Rapids as well as secondary markets.

This will lead to making bad decisions, such as:1 - Assuming that future problems are covered (that will take future dollars), with "%'s". 

Learning more about other options so when that debt is paid off I am good to role into my next adventure!

Good morning all, we came across an interesting lead a few days ago.

Many hype this stuff and want to charge 2 to 5k non refundable fee's just to go into contract.. this leads to a lot of bad buys.. since you don't want to lose your deposit you close anyway..
