I am with @Chris Seveney, you can spend your money way better here or by not spending it all and going to local meetups.

-Recent renovations - the more modern the interior is and more functional increase its value-Floor plans - you could have two identical office buildings but one with a better floor plan will sell for higher per sqft.

Describe the properties, size units, access, etc and location better.

You will have better data to make the decisions.

Not only were the phone numbers, addresses, and email addresses better, I was getting a much more complete data set showing me DECEASED indicators and ages as well as the names and associates of relatives I could contact.    

I later move it over to eXp Realty, and things went better there.

.), I've reformulated the base price to consider all these fees so that it better reflects the total price the guest is paying (independent of taxes).
