I'm not a tax professional, but either a) a whole lot of my clients are engaged in tax fraud or b) your CPA is wrong or miscommunicating. 

Some larger banks will lend to an LLC for clients who have a decent amount of assets with them

for us being friends, she said this is already a friendship discount, since she normally charges 25-35% for other clients (which I don't think she even has other clients, because she started her own company and used foreign investment money to flip places and pay back the investment capital + interest)Her current estimate of 100k is only her guesses, without really having anyone or any real contractor giving her a solid quote.

@Maya De FilippoHi Maya, When I sit down with clients I will always discuss (1) their personal assets, (2) what their current investments portfolio and other business ventures before discussing (3) their future goals.

This only works if the listing agent happens to be unethical and is more concerned with double ending the deal than representing their client.

As a small operator I will no longer do TI without a client direct influence.

Statesville, Monroe, Gastonia and Kannapolis/Concord are fine sub markets for the product you seek and you will get a b-or c type product and client with no tremendous long term upside.  

Many of my deals are purchased sight unseen or I will just go on the behalf of my client.

What do you think your clients think when you refer them to him/her and see that exact same thing?
