@Nora Lugounfortunately it's difficult to just "get a mentor" - I'd go to some local REIA meetings and network.here's some good reading before you buy a random property in Memphis because it looks good on paper. 

Read property descriptions carefully, looking for mentions of separate living areas, private entrances, or wet bars as positive signs.

Hello Joshua, I suggest you read the book on Rent Property Investing, Brandon has a lot of great information that really helped me a lot.  

I read that it was a fairly simple bill that was mostly concentrating on Maximum occupants per bedroom and more or less a small fee to register in the system.

@Shahriar Khan do you know any source where I can read about trusted Syndication in Houston?  

I've read a lot of your stuff and found it to be very helpful thinking through the process.
