I like the single family house investing strategy and I have done a few.

Go to some REIA meetings, get some business cards and recommendations, and really put some time and effort into getting set up? 

As stated they took us out in the hall for "strategy" sessions that were geared towards finding out where we were financially.

Right now I am single with no kids, so I will keep trying to use this strategy.

For context, I live in Salem, MA and a few years ago my husband and I were looking to buy a house that was not turnkey, but also livable, that we could live in while updating, and rent on weekends (either a room or the entire home) during Salem’s busy Halloween season.
