I am requiring applicants to earn 3X the monthly rent for income.

I randomly bought @Brandon Turner's The Book on Rental Property Investing, which did two things for me - 1) it opened my eyes as to what was possible in the world of real estate investing, and 2) it introduced me to BP and the great community of real estate entrepreneurs that tell their inspiring stores.

(The three times rent issues screens out the vast majority of Section 8 applicants.  

However, the house has been listed for 11 days and only 11 contacts, no applicant yet.We hire PM who is helping us in creating the listing and screening the applicants.

There's no shortage of applications within a day or two of listing.

@Brock Freeman when considering a loan for commercial property, what do you want to see in an applicant(s) as far as experience, liquidity, and net worth?

Looks like you have 15 messages, a submitted application, $1650 pending or received, and at least two documents that were uploaded.

We sold the company in January of 2020 (good timing) and I am now in digital application development. 

The key is the way you package your application but without an understanding of a lender's guidelines, it can be tricky to present your app in the best light. 

The applications would lay out the rough numbers most likely though on the smaller deals.Food for thought.
