Hi, I bought my 3 Family about two years ago, right now i am currently living in it with 1 unit being renovated and the other unit occupied.

NOw that it is also a multi family, perhaps the income approach will also better the value after analysis by the appraiser.

@Li Kia what's wrong with everything there now? 

At some point, they may get with the program, but for now, it's worth it to self manage.

Not sure what to do now.

For the most part, if your running real estate somewhate properly, the risk isnt your property causing you to get sued....Think of it as you are hopefully protecting you property from yourself in the event a motorist sues you over a car accident, you dont want them getting access to your real estate assets. 

Not sure of the sentiment of everyone for Kris Krohn within the BP community but I’ve seen him say it’s not the benefit that you may think as you are beholden to other rules/laws that one would not be without a license.It does seem as though the cost of obtaining and maintaining a license coupled with the costs to have access to things such as the MLS would directly impact overall profits.

We now own over 50 SFH's and have flipped hundreds of houses.

I am just thinking ahead, just in case, but wanted to get input on what options I could have with current tenants in a lease that might not expire for close to 1-2 years from now in the event I "needed" to sell a house or two, either for a better cash position for myself, or to 1031 into a larger investment property, etc.?
