If I do choose to rent my house out, after Cap Xs, PM, taxes and the mortgage I would come out nearly even, with no real cash flow and feel that it would be wiser to buy a cash-flowing rental in a more suitable market.I just got orders to Annapolis, MD and the market there is even more expense than Virginia Beach.

I use a mid-sized local bank that is a "portfolio lender" and the only stipulation is there's a $$ cap on what they will lend any one individual (including any LLC they're a member of).
