You need to know what licensing requirements there may be, the upper limit on fees and interest rate, what type of borrower and property you may be limited to lending on, and also a good understanding of what the foreclosure process looks like in your state. 

Found a fixer upper on the MLS, won the bid, gave 5k earnest funds,paid for insurance and just got a text from my agent that the bank forclosure wasn't complete and the actual out of town investor was scheduled to appear in local court and didn't show and now he has a warrant.

You can make good money with a fixer-upper, even if it has scary issues like this one.
