60 years is pretty much standard around here... but since your property now has a known problem (trust me, title insurers do not operate in a vacuum), the time period is irrelevant.Switching title companies wouldn't fix the problem, it would actually hurt you.

Then they pay off the old loan, you sign a new note and deed of trust, and a new deed is recorded as well as the old lien being removed.

They do a good job driving housing prices up and then taxing, constricting affordable new drvelooment, and regulating the area enough to maintain the higher prices levels .
