Now that my client list is expanding and rentals aren't going as quick I need something to organize better and that goes out to more than 3 sites.I use Follow up boss but I'm trying to keep the rental side separate because I lose track of a lot when combined.Any low cost or free programs that meet my needs?

An investor friendly agent can do all sorts of helpful things, like setting you up with a search for properties or connecting you with folks who have recently done deals like the ones you want to do. 6) Consider analyzing a deal or two in your local market, just for practice, with a free use of our Rental Property Calculator (or other calculators).

That'll grow over time as rents increase but you will only see true cash flow when the mortgage is paid off and you own the thing free and clear.Hope this helps, best of luck investing!
