yes, get some confidence in those numbers first (including your ARV value). these numbers do seem to work, even at 160k, pending your exit value is correct at 500k. i'd consult with some local heavyweights like @Will Barnard that have experience with expensive/extensive builds, tho. 

They also only put these offers in on very specific types of properties, because they feel confident in their qualifications to assess the technical merits and weaknesses of these properties by themselves.

You should only be flipping a house when you have watched someone do it and feel comfortable and confident that you know everything you need to so you don't lose money.

As others have alluded to, I think it is a good idea get all of your team in place so you can confidently move on properties as they arise with as accurate of budgets as possible.

If NOT occupied, I'd go the route of a normal, good performing agent who you can be confident will get the deal done, get you the best price, etc.
