I could do a lot of the work myself (raised on a farm teaches you a thing or two) but my understanding is that you have to be licensed to do the work under a 203k so I wouldn't be able to. 

The course is pretty basic and teaches you most of what you need to know, but not everything.

When you start to use logic, you will start to discover how much BS and fluff is in the strategies all these gurus teach and promote.So lets start this voyage of analyzing shall we?

You can buy a race car with a CRAPPY engine, and then go out and share tips on how to win the race by going to driving school, and teaching others how to take the perfect turn etc. etc.No matter what you do, if you are basing your success on anything to do with a list.. you are setting yourself up for failure.

I'm looking for a mentor who could teach me how to crunch numbers and other necessities.

Usually when I quiz rehab companies on how to estimate a job they will usually default to "There's so many things to consider, there's no way I can teach you how to do it". 

Maybe they could teach you and get you your first deal.If you don't have cash like in the scenario above then I would recommend learning everything you can about finding and getting deals.
