Investment Info:

Single-family residence buy & hold investment.

Purchase price: $176,990
Cash invested: $39,400

NEW CONSTRUCTION for my 3 years old daughter for her college fund when she turns 18.

What made you interested in investing in this type of deal?

I saw the potential appreciation and easy cash flow in a NEW CONSTRUCTION so it was a no-brainer for me.
I also want to use this Rental Property to start teaching my 3-years old daughter about Real Estate Investing and everything surrounding it.

How did you find this deal and how did you negotiate it?

Networking with Local Builders and through my efforts of trying to help my clients make better investment decisions.

How did you finance this deal?

Conventional 20% Downpayment with the Builder's Prefered Lender at got 2.0% toward closing cost.

How did you add value to the deal?

This is a NEW CONSTRUCTION at a discounted price. Not a distressed property.

What was the outcome?

Will be renting out next week for $1,550 to a Long-Term HAPPY Tenant.

Don't procrastinate about making a decision once the number and the deal make sense.

I will recommend myself to anyone ready to take action because I am an Investor-Agent.
I represented myself and got paid at closing for doing a great job for myself.
I currently have 5 similar houses under contract for my investor clients in the same subdivision.
