Could have been a big syndicate.I see this sometimes where it's a pool of say 50 doctors, lawyers, etc. and they discuss certain objectives and returns.Half way through they spot better opportunities in other markets or decide to invest in a different asset class and pull the money from deals on the table.One fund did this here with pulling out of a 30 unit deal in Atlanta to buy a 200 unit deal in Texas last year.

Can't get any more details from the agent but I believe they own free and clear.DOM: 45 +Flaws/reason not under contract: No outdoor/yard space due to construction of 2nd unit makes it unsuitable for nice owner occupy or family rental, front house is old & scares those not comfortable with rehab, on a busy street (but 1/2 block to city park, pool, library, downtown).

This is good, because you can narrow your search down to pertain more directly to your property.In general, I underprice my property by $50-$100 in order to get a larger pool of applicants.

If you have a good rapport with your agent, they will go that extra bit ... ours regularly brings us properties before they are listed on the market ... our last two acquisitions came from this pool.

We also market it a bit different, for example in our schematics we have one of our bedrooms laid out as a pool room instead of a bedroom.This def used to be a rough area but this specific area was never really THAT bad.
