Since then I have looked into it further and am looking into a product by assured automation at the website flows.com (no affiliation) that will allow me to get the info on the internet with either wifi or if not available, a yearly cell subscription.

Someone, usually the title co. handling the closing for an extra fee, has to go through the process of contacting the irs, showing documentation of the sale, the amount due the person owing the lien, and get the irs to remove the lien from the property, for a partial payment of the lien.

Just my opinion, but personally i wouldn't. taking money out of 401Ks and IRAs other than qualified reasons you get large penalty fees on it.

However Insurance company today served us (LLC) with a legal suit to get basically out of some parts of the tenant's lawsuit and including passing legal fees to us.

I would take a look at your management agreement there may be a termination clause and possibly termination fee I would also take a look and see if there is a 30 day notice required I think probably something in writing should be sufficient but again verified by looking at your contract

They should pretty much be there to pay their app fee and if approved (credit, income, background), sign the lease.

There are quite a bit of 3rd party sites and agencies that will list your property for short term for a percentage/referral fee which will be helpful as you get started.
