My area sales price is about average compared to most of the city, but my own house is really entry level (way below the average price of $214K :roll:) In my zip code, there were 207 Active listings in August, and 30 of those sold.

My advice to struggling agents would be to actively seek out financing options for their clients.

This topic comes from just wanting to know what is working best for active investors, not so much the full time investor.

I want to actively find and enter into binding contracts with sellers.Should I give every seller $10 deposit in exchange for the real estate sales contract?

It stresses the pain points of being a landlord (vacancies, late rent, making repairs, tenants destroying property, maintenance expenses and hassles) and the benefits I can provide in buying the house (as-is, quick, cash, hassle-free, etc.)

For the record, this is basically an abandoned park with currently no activity.
