What is a checklist of items I should ask for in order to make sure the transfer is smooth and successful?

The deal I did with them (Buying from them) went very smoothly and they were reasonable.

If you can keep good tenants, you will avoid the issue of Fulton County evictions which is just as Joel says.If you do all of that and keep everything running smoothly, you should stay in the positive.

All went smooth until trouble came in the form of mould and asbestos.

. :)   So definitely buyers first to be on the safe side, i want my first transaction to be as smooth as possible.  

So maybe you could do it, but I don't think it will go smoothly.  

I have had it for over a year now and things are running pretty smooth.

But once I got that figured out...smooth sailing! 

I love the car, the drive is so smooth, the gas mileage is amazing, and if I fold the seats down I can fit a ton of stuff in the back.

If I have phone access when I am gone, then things usually go very smooth.
