We are currently still at a very low inventory level, only 2.5 months of supply on the market, and what I have seen is that if a home is posted for sale, that is a good product for the market value, it's going super quick.

We will live in one of the units and rent out the other(s).I became extremely interested in real estate investing in 2023, and with the help of my dad I actually purchased an out of state single-family investment property in Northwest Arkansas that is set to close in a couple weeks.

Now I have a portfolio of multifamily, condos, and single families within Bridgeport and Stamford.

We also see single family homes sell with tenants (more rare, but it does happen). 

I'm hoping to find about 15-20 single-family cashflow deals over the next few years to replace my current income and bridge to retirement within 5 years.

Also I don't know of a single title company that can close a transaction the same day if you're getting a title policy.
