It needs the septic tank removed and sewer hook up which is new for me.

Puts more risk on the seller if the market tanks after all this time.

To date, the property has spent over 150,000 to rehab it and i still need to tank in about 15,000 on roof repair and driveway. here is my question;at a projected 170,000 invested in the project and a rent roll of $2,400.00 a month. is this something that ended up as a bad investment?

I like to stay away from parks that have private wells and septic tanks. 

Thats not what the "GURU's" say they make (they always make 20K to 50K according to their infomercial) but when your gas tank is on E this 8K was the best and most memorable profit I have ever made.3) Go to ACRE, WPREIA, Jerry Kisasonic's group, Yeagers Group SWIG and get info from dozens of people who do it full time and kill it like the guys who run these groups and the people who attend like  Brian Snyder, Rick Sikora, Doug Raible, Mike Roth etc...... and me(but I am nothing to write home about in the wholesale game compared to these guys. 

What if the economy tanks and I lose my job?

Many of them then lost everything they had, including their primary residence when the market tanked and that house was worth 150k again.

I would require all the tanks be pumped and inspected, I would want to know how the fields were constructed and how that compares to what is required today.

I am frankly irritated with our market and how things are being done but hey I'm just one little fish in a sea of sharks.
