rehab property help

Hi All,

I am new to this form and to the real estate market. Hence, i can use as much as help as possible.

about 5 years ago, i invested in a rehab property, assuming i would do the work myself and thinking that alto less work needed to be done. Unfortunately, due to an accident, i wasn't able to do the work myself and needed outside help. To date, the property has spent over 150,000 to rehab it and i still need to tank in about 15,000 on roof repair and driveway.

here is my question;

at a projected 170,000 invested in the project and a rent roll of $2,400.00 a month. is this something that ended up as a bad investment? or is this something that i can live with?

cost
rent roll 2,400

expenses $950

Net income 1,450.00 monthly

please help me understand what i got myself into

thanks
