They are tough to find because the zoning dept has a pretty stringent idea of acceptable lot coverage.I tried to add a bedroom, not a whole unit, and got the keee-bosh.I've got a gal friend on Rose street that bought a SFR and plans to add a unit.

A property that looks old and dated will be vacant far more then a nicer one that has been updated with new countertops, nice ceiling fans (not the cheap 4 blade white ones), new vanities, nicer faucets, exterior neutral paint colors, ceramic tile in kitchen and baths.

Protect yourself and be honest with yourself.Your interior design friend will be helpful as you choose paint colors and things, but you may want to avoid potentially costly structural moves of things for your first flip or two until you become more confident and knowledgeable.
