The preference points sound nice and ultimately may make a difference but the reality on the ground is that projects and loans are continuing to be evaluated primarily based on the strength of the project and the sponsor much as they have been in the past.

In theory, your ROI would be higher with a 2 year option but I suspect, in reality, it would be worse - far fewer people would exercise and you'd get a fair number of homes back in less than ideal condition.

It also came with this other reality: I could only buy deals that were not only home runs, but grand slams lol.So my advice would be, if you don't have 50-100k to do a deal, but maybe you have 10-20 or even less, just be patient and find a deal that has enough meat on the bone to where you can do it and make a great return on your time and money.

Hello I am 19 and soon to start wholesaling, can someone PLEASE look at this and tell me what is wrong with this/ how this is not the true reality... it seems WAY to good to be true it is literally insane, but realistically it should be very reasonable I would think.
