Why do you think purchase contracts are so long and have such small print?

Will be purchasing a 4plex next year which needs roughly 80 to 100k down payment. 

I purchased four installment payment contracts on contracts for deed.

That ensures you don't spend it on other things and know exactly how much you have to spend on the next purchase.

Lastly, if a Bank would not lend to a qualified purchaser at 8% with only 5 to 10% down payment, why would someone want to do this to an unqualified purchaser?
