However, if the tenant has no insurance or the damage is your negligence (or natural cause - such as a fire caused by lightning) you are on the hook.A fellow landlord mentioned in one of our REIA meetings that his insurance went up after a fire in the home and the tenant didn't have renters insurance.

I have some extra equity in my first duplex as I bought it with 25% down and it appraised for 20% more than I paid for it that I may try to pull out when I refi to conventional but it's not a huge concern for me.

Once i see the property has been pulled from the mls I'll then send a letter to the owners.
